What type of residences does Kyiv Hospitality offer?

Kyiv Hospitality manages a limited portfolio of professionally managed executive residences in central Kyiv designed for stable, predictable and uninterrupted daily living.

The residences are intended primarily for embassy personnel, international organizations, NGO professionals, corporate executives, international media personnel and other professionals assigned to Kyiv for extended periods.


What is included in the rent?

Unless otherwise agreed in writing, the monthly rent includes:

  • All utility charges
  • High-speed Internet
  • MEGOGO
  • Netflix

For tenants seeking a simplified monthly payment, Kyiv Hospitality may also offer a premium all-inclusive arrangement that can include services such as:

  • Weekly housekeeping
  • Bottled drinking water delivery

Premium arrangements are available by agreement and may vary between residences.


Which currencies and payment methods do you accept?

Rent may be paid in:

  • Ukrainian Hryvnia (UAH)
  • United States Dollars (USD)
  • Euro (EUR)

All rental payments must be made through the Ukrainian banking system.

Kyiv Hospitality does not accept cash payments for rent and cannot accept rental payments to bank accounts outside Ukraine.


Will I receive an invoice?

Yes.

Kyiv Hospitality issues invoices for rent and any other agreed charges.

Once payment has been received, a paid invoice is provided showing:

  • Invoice number
  • Payment date
  • Payment confirmation
  • Authorized signature
  • "PAID" confirmation

These documents are suitable for many employers, embassies and organizations requiring reimbursement of housing expenses.


What documents and information are required before signing a lease?

Before a Lease Agreement can be prepared, Kyiv Hospitality requires information necessary to verify the prospective tenant's identity and complete the tenancy documentation.

Depending on the circumstances, this may include:

  • Full legal name
  • Date of birth
  • Nationality
  • Passport or national identity document
  • Documentation confirming the legal right to remain in Ukraine for the intended lease period, where applicable
  • Permanent residential address
  • Local address (if available)
  • Telephone number
  • Email address
  • Emergency contact information

For payment administration, tenants are also required to provide:

  • Name of the bank from which rental payments will be made
  • Bank account number (or IBAN, where applicable)
  • Registered address of the financial institution

Unless otherwise agreed in writing, rental payments shall be made from the same bank account throughout the duration of the Lease Agreement.

Additional documentation may be requested where reasonably necessary to complete the lease or comply with applicable Ukrainian laws and banking requirements.


Is a security deposit required?

Not necessarily.

Security deposits are considered individually and may vary depending on the residence, lease duration, payment structure and the nature of the occupancy.

Specific payment arrangements are confirmed before the reservation is accepted.


Can I cancel my reservation before moving in?

Reservations cancelled before occupancy may qualify for a full or partial refund depending on the timing of cancellation and any reservation payments already received.

Are pets permitted?

Yes, subject to prior approval.

Pets are considered on a case-by-case basis depending on factors such as:

  • Type of animal
  • Size
  • Breed
  • Age
  • Duration of occupancy

Where approved, a non-refundable US$300 pet cleaning fee is payable before occupancy begins.

The tenant remains responsible for any damage beyond normal wear and tear.


Can organizations lease residences?

Yes.

Kyiv Hospitality regularly works with:

  • Embassies
  • International organizations
  • NGOs
  • Relocation companies
  • Corporate clients

Organizations may operate under separately negotiated written agreements where appropriate.


What happens after I sign the Lease Agreement?

Once the Lease Agreement has been executed and occupancy has commenced, matters such as:

  • Lease extensions
  • Early termination
  • Rent payments
  • Rights and obligations of the parties
  • Force majeure
  • Other contractual matters

are governed by the terms and conditions of the Lease Agreement.
